Buying Process

The Buying process can be both exciting and stressful so we are here to make it easier for you. 

Here are the steps to take:

  1. Contact us to schedule a Consultation to explain the process and determine where you are in the process
  2. Contact the Lender to obtain a pre-approval
  3. Provide all required documentation to lender
  4. Start viewing homes with us 

Here are a few Basic Requirements:

640+ score:

  • Stable two year work history.  Does not have to be the same employer. 
  • If self-employed, will  need a full two year history through filed, processed tax returns
  • Proof of closing funds: bank statements/ 401k statement/ gift donor info
  • No credit events: BK, Repo, Foreclosure in most recent 3 years
  • No non-medical disputed accounts

Below 640 score:

  • Stable two year work history.  Does not have to be the same employer.
  • If self-employed, will  need a full two year history through filed, processed tax returns
  • Proof of closing funds: bank statements/ 401k statement/ gift donor info
  • Up to 3 months of payment in reserves
  • No credit events: BK, Repo, Foreclosure in most recent 3 years
  • No late payments, collections, charge off accounts in the most recent 24 months
  • No non-medical disputed accounts
  • Verifiable 12 month rental history
